  • Belrad invests in the upper 35 percent of the capital structure. We invest both our own capital and that of our high-net-worth clients.
  • We actively pursue distressed asset acquisitions and/or recapitalizations as well as redevelopment and value-added opportunities. These can be the result of cyclical market conditions or circumstances unique to a specific project. Our underwriting is based on a variety of criteria, including:
    • The proposed risk/reward relationship to projected pricing
    • Market fundamentals such as supply, unit pricing, and absorption
    • Strength of the sponsor, including their team, direct experience, and capital commitment
    • Appropriate investment duration
    • Barriers to entry
    • A defined exit strategy
  • Due to ever-increasing transaction sizes, we typically use institutional capital and co-invest alongside those investors.
  • Belrad’s transactions have ranged from $7 million to $200 million. We seek opportunities throughout the country as well as in certain international markets and will consider all commercial real estate product types.
